Real Estate Management
The real estate manager is contracted by the Board of Directors.
Office hours Mon to Fri 08:00 - 17:00 - if not in office notification should be on the door.
The real estate manager has the following responsibilities:
- ensure that service charges are collected in time
- incharge of the security and upkeep of the SBR compound
- monitor the security of the area (periodically check the log of people entering and leaving the compound - all visitors to the compound should be )
- inform homeowners in good time of any event to take place
- update database containing homeowner's information so that data can be easily accessible
- periodically check the common areas such as common buildings, gates, roads if they need attention/repair
- ensure the street tree branches are prunned to avoid problems with electricity transmission
- prepare and maintain financial statements to the board regarding e.g service charge collection
- make proposals of future improvements
- ensure that the common areas of the compound are clean
- inform the homeowner who do not maintain the upkeep of their compund such as falling carport canvas, broken gates and garden management
- check the sockets that are used by guards and gardeners
- monitor the performance of contractors such as trash removal and other services
- investigate and resolve complaints from homeowners and tenants when services are not properly provided
